Contracting services
General contracting, often referred to as a traditional delivery system, allows the owner to engage with the architect/engineer to prepare the design of the entire project. Upon design completion, the project scope is competitively bid to a construction firm for a fixed lump sum.
Our responsibilities when serving as the General Contractor include:
- Providing all materials, labor, equipment and services.
- Subcontracting with various trade and specialty contractors
- Applying for or assisting in the application process for building permits
- Monitoring schedule and cash flow
- Maintaining accurate records
- Ensuring a safe and secure project
PROCESS
INTRODUCTION MEETING
Meet with our team to help us capture your vision and goals for a new home or remodel project. We focus on listening! You come with all of your thoughts, desires and preferences, then we take those and turn them into a Preliminary Design.
PRELIMINARY DESIGN
Based on what we’ve heard and learned from you in our introduction meeting, we’ll prepare floor plans that demonstrate a preliminary solution and share it with you. Concepts for the exterior shape and preferred style for your home will also be discussed.
DESIGN DEVELOPMENT
During this step, more details and refinements for the floor plans are developed along with the house exterior design and site layout. We also prepare “outline specifications” that describe the building materials and finishes in greater detail.
FINAL DESIGN & PROPOSAL
The detailed construction drawings and specifications are completed during this step. We gather competitive bids from our subcontractors and suppliers and present a detailed construction proposal with firm pricing. You’ll never be blindsided by an increased final price.
CONSTRUCTION PHASE
This is when the fun begins. During the construction phase, we meet with you regularly and guide you through the material and color selection process. We take it one step at a time so you don’t feel overwhelmed.
COMPLETION
After the final cleaning is finished, we’ll review every aspect of your home together to answer any questions and cover home maintenance and warranty information. All that’s left is to move in!
